We are always here for you if you have any questions. But here are some of our more frequently asked questions just in case you find them useful.

It is hard to give generic advice on what a bespoke contemporary home will cost to build, as each one is completely unique. We can work creatively with details and materials to suit your budget, but we would typically advise that one of our house designs start at around £1,800/ m2 (£175/ ft2), but this can vary depending on the site, location, design and specification. We would also advise that you may want to consider an allowance for fit-out (built-in furniture, curtains and blinds, loose furniture etc.) and landscaping.

 We will guide you throughout the process and always offer realistic advice from the outset to avoid any disappointment and wasted design fees. 

Our fees vary depending on the size of project, complexity, and our offered scope of work. Typical fees range from 6-12% of the construction cost, as it is a good reflection of the complexity and size of a one-off house project. 

We do, however, realise that there may seem to be no incentive for us to keep the cost of a project down, so we fix our fee. Our fee is only revised if the scope of work significantly changes. As such, you have confidence in knowing that our fees will remain steady throughout a project.

We provide full architectural services from inception to completion, including full technical design, procurement, obtaining planning consent and project management. Depending on the size of the project, we will include a physical model as well as photo-realistic computer-generated images as part of the service.

We can also provide:

      • advice on sites
      • interior design
      • bespoke furniture and product design
      • landscape design (in collaboration with horticultural specialists) 
      • models and 3D visualisation

Most people come to us when they already have a site. The majority of our projects are where we are demolishing or extending an existing house. There are also websites such as www.plotfinder.net , and there are land agents and individuals who specialise in sourcing land and property suitable for development.

Our work is mostly based in Cheshire, but we have created homes across the UK including current projects in the Cotswolds and Merseyside. Distance isn’t an issue, we are happy to come to you.

We would love to be able to work with projects of all sizes and budgets, our size and operating costs unfortunately dictate that we cannot realistically undertake projects with a construction cost under £150,000

It is hard to give a generic timescale, as each home can vary in complexity, scale and context. As a rough guide however, we usually allow between 18-24 months for a bespoke contemporary home.

We can normally deliver a design and secure planning consent within 6 months. Then to complete Technical Design and tender the building (choose contractors) typically takes another 6 months, and the construction period is around 12-14 months. But we can overlap these stages if needed.

Choose an architect whose work you admire, but make sure you also meet with them to discuss your project before commissioning them. A good Architect will listen and seek to understand your aspirations and explain how they can help you achieve your dream home within your budget. It is important that they share the same aspirations for your home, and that you can trust them to craft a design that feels like home for you, your family and your lifestyle.
